Yes. NRIs and PIOs can avail home loans from most major banks and NBFCs. The loan is in INR, EMIs must be paid from NRE/NRO accounts, and property must be residential — not agricultural land or farmhouse.
Most banks apply 50% FOIR for NRI applicants, slightly higher than the 40% standard for resident Indians, accounting for typically higher NRI income stability. Contract employees abroad may be assessed at 40%.
EMIs must be paid in INR from NRE or NRO accounts in India. Direct remittance in foreign currency for loan servicing is not permitted. Rental income from the property can also be used to service the loan.
In addition to standard documents: valid passport and visa, proof of overseas address, employment contract or appointment letter, overseas salary slips (last 6 months), NRE/NRO account statements (12 months), and Power of Attorney for property registration.
